Scope of Works:

Following the tendering process by Abacus CM we were appointed by Property Alliance Group as Principal Contractor to carry out the complete internal soft strip of the former office block and retail units that had been derelict for over twenty years.

 

The building comprised of 5 levels with retail & restaurant storage units at ground level, retail and restaurants at ground level, offices and function suites at mezzanine level, then full offices to floors 1 & 2.

 

Our works involved asbestos removal works, the removal of all redundant M+E and the complete soft strip of all spaces back to the existing shell. 

 

To facilitate the route for waste removal we had removed the existing lift car and rails from within a lift shaft that passed through the site centrally within the building.  Edge protection was then fitted to all access points to the shaft and the materials were dropped into the shaft and recovered at ground level within the external storage yard by use of a bobcat loader fitted with a grab, which proceeded to load the waste materials into the designated skips located nearby.

 

As part of the internal soft stripping works, all materials were processed into the relevant waste streams and processed into a manageable size to aid the extraction of the materials from the shaft at ground level.

 

Prior to the asbestos works commencing, all areas were soft stripped to benefit the asbestos works.  All works were coordinated with the relevant supervisors (Demolition, Asbestos and M+E) on a daily basis.

Works were carried out over a 11 week period with an average of 24 men on site at all times.
